Landlords Checklist
9 Simple Steps to now LET your property with HAP Lettings:
Apply for Landlord Registration with the relevant Council for your region. You will need HAP Lettings registration number also.
Overseas Landlord. If you have rental property in the UK but your usual home is outside the UK, HMRC require us to deduct basic rate tax from rental income before we pass it onto you, unless you have successfully applied for approval to receive rents with no tax deducted with HMRC. HMRC will then contact us with your permission number. Landlords can register with Inland Revenue online at http://www.hmrc.gov.uk/cnr/nrl1.pdf
Agency Agreement & Property Details form. Complete and sign the Agency Agreement & Property Details form. This must be returned to us before we can act on your behalf.
Keys. We will require three sets of keys per property.
Energy Performance Certificate. Instruct us or provide an Energy Performance Certificate. By law, we are not allowed to market a property until we have a valid EPC.
Marketing Pictures. Arrange for marketing pictures (these may have been taken at the initial appraisal) for internet advertising and window schedules. It’s important that the property be as free from clutter and ideally will be arranged as you will be letting the property.
Advertising. We will, on your instruction, advertise on HAP Lettings web site or HAP Lettings and all availble web sites.
Secure a Tenant. We will aim to secure a tenant as soon as possible and inform you once we have done so. Referencing can take from a couple of days to a couple of weeks.
Property Clean & Tenant Check In. For the first time the property is let we request all Landlords instruct a professional clean. This way we can guarantee the tenant will move in to a clean property and return the property professionaly cleaned when they move out. We will arrange for our Inventory Clerks to attend the check in and prepare an inventory.
